The Brief

Premium office tenants expect amenity space the building can guarantee — outdoor, weatherproof, year-round.

100 Connell Drive is a Class-A corporate building in Berkeley Heights serving major tenants including Fiserv. The ownership group needed to differentiate the building in a tight market for high-end NJ office space, where tenant retention increasingly depends on amenity quality — not square footage alone.

The exterior plaza at the entrance was the obvious lever. It had architectural pavers, good landscaping, and clean sightlines — but no overhead coverage. Tenants used it for ten weeks a year. Bringing it to a permanent outdoor amenity meant building a structure that integrated with the building's existing dark architectural palette without reading as bolted-on.

Berkeley Heights commercial code required PE-stamped engineering for the wind loads, snow loads, and footing details. The structure had to function as a finished extension of the building, not as a piece of patio furniture sitting next to it.

The Solution

An Azenco R-Blade™ motorized louvered roof in matte black, structurally integrated with the building's existing entrance plaza.

Breslow specified an Azenco R-Blade™ motorized louvered roof finished in matte black to read with the building's existing fenestration and trim. Aluminum louvers rotate from fully open to fully closed in under 60 seconds; integrated drainage routes water internally through the columns directly to the existing site drainage.

Engineering was stamped for the Berkeley Heights snow load and wind exposure, with footings sized for the building's existing structural substrate. Recessed downlighting was integrated into the underside of the louver frame, providing a finished overhead lighting program for evening tenant events.

Drone documentation captured the construction sequence and finished plaza for the building's marketing materials. Full turnkey scope: design → PE engineering → Berkeley Heights Township permitting → Azenco fabrication → installation → lifetime service. Installation was sequenced around active tenant operations.
