Free Consultation (973) 798-9328The Incorporated Village of East Hills sits inside the Town of North Hempstead, a few minutes east of Roslyn, with a residential population around 7,300 across roughly 2.6 square miles. It's a village built almost entirely around its families: the East Hills Park complex with its private pool, tennis, and recreation programs is the village's daily center, and homes here are owned by physicians, attorneys, finance professionals, and second- and third-generation Long Island families who chose the village specifically for its quiet residential character and its parks. The housing stock divides cleanly between mid-century split-levels and Colonials on the original lots, and the steady stream of substantial renovations and tear-down rebuilds replacing those originals with custom contemporary, transitional, and Hamptons-style farmhouse builds. Outdoor living programs are a near-universal piece of every rebuild we see.
An East Hills project is rarely a one-bay add-on. Owners renovating or rebuilding tend to integrate the pergola with the pool, the kitchen, and the rear elevation of the home in a single design pass. That requires a contractor who designs the structure for the architecture, engineers it to code, permits it through the Village, and coordinates cleanly with whichever pool builder, mason, and landscape architect are working alongside us.
East Hills projects typically range from $90,000 for a single-bay attached pergola to $230,000+ for multi-bay freestanding systems integrated with pool houses, outdoor kitchens, and lighting. Every project includes PE-stamped structural drawings, manufacturer specifications, and a complete Village permit submission.
The village is organized into several distinct neighborhoods, each with its own design conditions. Norgate, on the village's eastern edge, holds many of the larger lots and an active rebuild cycle. Country Club Drive and the streets surrounding the Roslyn Country Club property feature longer setbacks and a tighter set of architectural conventions. The original streets near the East Hills Park — Glen Hollow, Glen Eagles, Glen Cove Road frontage — keep a more uniform 1950s and 1960s split-level rhythm, with renovations carefully sized to the original footprint.
Lot sizes generally run 1/4 to 1/2 acre, with mature canopy across most blocks. Tree position dictates louver orientation. We model the actual sun path before specifying — beam direction, louver pitch, and screen placement all come out of that analysis rather than a stock spec.
The Incorporated Village of East Hills Building Department handles all permits within Village limits. The Village reviews accessory structures against setbacks, lot coverage, height, drainage, and (for properties bordering the Roslyn Country Club or the East Hills Park) sight-line considerations. Permit timelines run roughly 4 to 10 weeks from a complete submission.
Breslow handles the entire process — zoning research, application, PE-stamped drawings sealed by a New York licensed engineer, certified site plans, foundation details, electrical specs, and drainage notes. We've moved projects through the Village's process repeatedly and know which details its reviewers expect on the first submission. Most East Hills permits are approved without revision in the first review cycle.
East Hills' median sale price typically runs $1.6M to $2.4M, with renovated and tear-down-rebuild Norgate properties pushing past $3M. In a village whose buyers are paying for a known address, the parks, and the Roslyn school district, a permitted, engineered motorized pergola integrated into a coherent rear-yard program registers as the kind of finished improvement that holds in comparable analysis. Listing agents in the village treat documented outdoor architecture as a distinct value line.
In addition to East Hills, Breslow serves neighboring Nassau County villages including Roslyn Estates, Manhasset Hills, Lake Success, Great Neck, and Cove Neck. Our broader Long Island service area covers Nassau and Suffolk Counties.
